You are an owner and you want to sell your property. There is somebody who is interested and you agree about the price. This money has been transferred to your account. Everything seems to be good. The buyer calls you and tell he cannot come to the signing of the ownership documents and asks you if he can send a friend instead. You do not mind and you transfer the property to the buyer’s friend’s name.
Then the buyer asks for his money back, because the property has not been registered to his name. At the TAPU office you have confirmed receiving the money before signing over the property. The buyer goes to court and wins the case: you have to pay the money back to him.
