The Buying Procedure for Property Buyers in Turkey
Property Inspection trip
Before you come for Memoshome free viewing trip to Turkey, we recommend you to visit your bank and get informed about all available financing options for buying your dream home on the Turkish Riviera, in the Aegean Region or in Istanbul.
As soon as your flight ticket is booked, let us know about the exact date and time of your arrival, the flight number and airport name. We will arrange for you the airport transfer and accommodation, max. for one week.
If you decide to purchase a property with us in Memoshome, we will refund the cost of flight tickets inside the purchase price. (max. 2 persons, up to 1,000€) The accommodation and airport transfers are included in the viewing trip.

Signing the sales contract
When you make a decision about buying a property in Turkey, we will draw up the purchase and sale contract. To secure your property, a minimum deposit of 1,000€ is paid when signing the contract. This amount is deducted from the purchase price. The contract includes all necessary information about the real estate agent, the buyer, the seller, the property and the payment plan.
The payment plan varies according to the type of a property and an agreement with the developer/owner. The general rule of purchasing is that the full purchase price must have been paid by the time the buyer receives the Tapu, Title Deed.
Power of Attorney
To make things easier for you as the buyer, we recommend you to give us the notarized power of attorney. This way we can act on your behalf and sign all documents needed for the buying process, to register the title to your name, to register water and electricity meters, etc.
At the Notary Public, a sworn translator will interpret for you the written text of the power of attorney into your language. If there is more than one buyer, each name and personal signature must be present on the paper.
Tax number / Bank account
Our employees will help you with all the practical matters, such as obtaining a tax number and opening a personal bank account in a Turkish bank.
Tapu (Title Deed)
After the completion of all procedures required for the process of transferring a property ownership, all necessary documents are submitted to the office of property registration Tapu and Cadastre of the city and the district where the property was acquired. Registering and obtaining the Tapu, Title Deed, for a foreign citizen takes 1-3 days.
TAPU is a legal document establishing the absolute ownership right to the acquired Property in Turkey.
